PLUMBING

  • Inspect all toilets for leaks and proper operation

GAS FURNACE HEATING EQUIPMENT

  • Includes inspection every 12 months
  • Replace 1" standard furnace filter
  • Lubricate motors and bearings as applicable
  • Test controls and thermostat, calibrate if necessary
  • Check and clean burners if necessary
  • Check for flue obstruction & condition of vents
  • Check & clean heat exchanger if necessary
  • Check wiring connections
  • Tag gas shut offs
  • Check igniter & flame sensor and/or pilot
  • Check condensate drains

AIR CONDITIONING OR HEAT PUMP EQUIPMENT

  • Includes inspection every 12 months
  • Check evaporator condenser coils (if accessible)
  • Adjust blowers and belts, clean and oil motors as applicable
  • Check levels of refrigerant and airflow across coils
  • Replace standard air filters
  • Test controls and thermostat, calibrate if necessary
  • Check condensate lines

ELECTRIC HOT WATER HEATER

  • Check operation of electric element
  • Check thermostat operation
  • Check condition of wiring
  • Check for water leaks
  • Check operation of emergency shut off
  • Check temperature and pressure safety relief valve
  • Check drain valve operation
  • Tag water shut off

  • Check and clean main burner and pilot
  • Inspect flue pipe
  • Check for proper vent draft
  • Check for gas leak
  • Check for water leaks
  • Check operation of emergency shut off
  • Check temperature and pressure safety relief valve
  • Check drain valve operation
  • Tag gas and water shut off

GAS BOILER HEATING EQUIPMENT

  • Lubricate motors and bearings
  • Test and calibrate controls
  • Clean and check burners
  • Tag gas shut offs
  • Check and clean heat exchanger, if necessary
  • Check wiring connections
  • Check auto water feed
  • Inspect boiler sections
  • Inspect circulator pump

  • Check system temperature and pressure
  • Bleed radiators/baseboards
  • Clean water gauge glass
  • Check pig tail loop
  • Check low water cut off fill valve
  • Check low water cutoff burner switch

OIL FURNACE HEATING EQUIPMENT/HOT WATER HEATER

  • Change air filter
  • Change oil filter cartridge
  • Change nozzle
  • Clean air tube, adjust ignition if necessary
  • Check oil pump pressure
  • Inspect pump screen and replace, if necessary
  • Inspect flue piping, clean if necessary
  • Check for any obstructions in chimney
  • Check and clean heat exchanger, if necessary
  • Smoke test combustion gases
  • Check draft from flue pipe
  • Test controls and thermostat, calibrate if necessary

OIL BOILER HEATING EQUIPMENT

  • Replace oil filter
  • Test controls and thermostat, calibrate.
  • Replace burner nozzle
  • Check motors, lubricate if possible
  • Clean air tube, adjust electrodes if necessary
  • Inspect circulator pumps
  • Check oil pump pressure
  • Check auto water feed
  • Check for any obstructions in chimney
  • Inspect zone valves
  • Check heat exchanger, clean if necessary
  • Inspect drain, relief, and vent valves
  • Inspect boiler sections
  • Inspect expansion tank
  • Smoke test combustion gases

HUMIDIFIER

  • Includes inspection every 12 months
  • Check evaporator media
  • Clean pan if needed
  • Check water valve and motor for proper operation
  • Lubricate motor if applicable
  • Clean pad

ELECTRONIC AND MEDIA CLEANING EQUIPMENT

  • Includes inspection every 12 months
  • Clean filter and prefilter
  • Check power pack and controls for operation
  • Replace media filter

WATER SOFTENER

  • Inspect equipment for leaks or problems
  • Clean jet and screen
  • Adjust timer and set days for proper cycling
  • Tag water shut off
  • Salt delivery available at $45 plus cost of salt and iron out

GAS FIREPLACE

  • Inspect equipment and safety controls
  • Clean and check burners and pilot assembly
